A New Coat Of Paint | Tootzypop

My husband and I closed escrow on our house in 2000. More than a decade has passed since we walked into the front door, bright-eyed and ready to work. When we bought the house, it sported a nasty 1980s ?retro? deco interior ? not the best fit for a 1929 Spanish house, but we had big plans. Our house had to be period PERFECT or it just wouldn?t be a worthy home for us.

So, we yanked up the dog pee-stained gray carpet to find some serviceable hardwood floors beneath. We painted the dingy white walls with tasteful colors. We ripped out the crappy marble tiles around the fireplace and hired a handyman to mold an adobe-style plaster fireplace. We were ten years younger and had a lot of energy and some kind friends to help.

Our home improvement mission continued for years and then it stopped. The house wasn?t ?finished? ? oh no, there was plenty more to do. We were finished ? with manual labor every weekend.

Eventually, the hideous countertops in the kitchen didn?t seem so disgusting to our eyes. In fact, they became invisible to us. Life went along with its endless challenges and having the PERFECT home was no longer our #1 priority.

We were recently re-bitten by the home improvement bug. It started out innocently? I bought some new curtains for our guest room, never suspecting that it would lead to re-painting the dining room. As we prepped the dining room walls that we painted a decade ago, I couldn?t believe how many new cracks had to be repaired. After years of living here, we couldn?t see the flaws that slowly overtook our home? again.

We?re planning on painting more rooms next weekend. We might even replace that hideous tile in the kitchen. Or we might go on a hike instead.

Feeling a little down, but just don?t know why? Look around your home, maybe there?s something that needs a little TLC that you forgot to notice years ago. My little spurt of home improvement helped me out of my winter blahs. If you?ve got the blues, maybe all you need is a new coat of paint in your dining room.

Breakthrough in designing cheaper, more efficient catalysts for fuel cells

ScienceDaily (Feb. 23, 2012) ? University of California, Berkeley, chemists are reimagining catalysts in ways that could have a profound impact on the chemical industry as well as on the growing market for hydrogen fuel cell vehicles.

Catalysts are materials ? typically metals ? that speed up chemical reactions and are widely used in the synthesis of chemicals and drugs. They also are employed in automobile catalytic converters to change combustion chemicals into less-polluting emissions and in fuel cells to convert water into hydrogen.

The problem with catalysts, however, is that chemical reactions occur only at edges of or defects in the material, while the bulk of the metal -- often expensive platinum -- is inactive and wasted.

In an article appearing recently in the journal Science, UC Berkeley chemists show how to construct a catalyst composed only of edges and demonstrate that it can catalyze the production of hydrogen from water as readily as the edges and defects in regular catalysts.

"This is a conceptual advance in the way we think about generating hydrogen, a clean-burning fuel, from water, a sustainable source," said Christopher Chang, associate professor of chemistry and Howard Hughes Medical Institute Investigator at UC Berkeley. "Our new catalyst is just first generation, but the research gives us and the community a path forward to thinking about how to increase the density of functional active sites so that molecules and materials can be more effective catalysts."

At the moment, creating these catalysts in the lab is not cheaper than using traditional catalysts, but efforts by Chang and others to simplify the process and create materials with billions of active sites on a ridged wafer much like a Ruffles potato chip could allow cheaper, commercially viable fuel cell catalysts.

"The development of new earth-abundant catalysts for water splitting is an essential component of the global effort to move away from fossil fuels and towards solar energy," said coauthor Jeffrey Long, UC Berkeley professor of chemistry and faculty scientist at Lawrence Berkeley National Laboratory.

Chang and his UC Berkeley colleagues worked with a common catalyst, molybdenite, that is less expensive than platinum and of increasing interest as a fuel cell catalyst. Composed of molybdenum and sulfur (MoS2), the material catalyzes reactions like the splitting of water into hydrogen and oxygen only at the edges, where triangles of molybdenum and two sulfur atoms stick out like pennants.

"These edge sites look like little MoSS triangles, and the triangular area does the business," Chang said.

Using complex organic synthesis techniques, Chang said he and his colleagues created a small carbon framework to hold the MoSS triangle so that "every molecule has a discrete edge site that is a catalytically active unit."

When lots of these single-molecule catalysts were dumped into acidic water and even seawater and electrodes inserted to provide electrical current, they generated hydrogen for several days without letup.

In future research, Chang hopes to assemble billions of these molecules on a thin, ridged wafer, maximizing the number of catalytic sites for a given volume and boosting ultimate efficiency. He also hopes to provide the electrical input from the sun.

"There are many other types of materials out there for which people might want to generate edge-site fragments rather than use a bulk material with just a few edge or defect sites," Chang said. "With hydrogen being touted as a clean burning fuel that generates no CO2, creating cheaper and better catalysts has become a big and important field now. The main push is toward more earth-abundant materials than the rare metals like platinum."

Chang and Long's UC Berkeley coauthors are post-doctoral fellows Hemamala I. Karunadasa, Elizabeth Montalvo and Yujie Sun, and professor of chemistry Marcin Majda. Chang, Long and Sun also hold positions at LBNL. Kuranadasa is now a post-doc at the California Institute of Technology.

The research was funded through the Joint Center for Artificial Photosynthesis, a Department of Energy Energy Innovation Hub and LBNL's Helios Solar Energy Research Center.

'Trailer park Mata Hari' case: Bomb trial wrapping up

Attorneys are expected to give their final arguments Tuesday in the trial of two white supremacist brothers accused of bombing a city official in Arizona because he is black.

After attorneys give their closing statements, the jury will deliberate about whether to convict identical twin brothers Dennis and Daniel Mahon of Illinois.

The 61-year-old brothers are accused of sending a package bomb to Don Logan almost eight years ago to the day, on Feb. 26, 2004. Logan, 54, is black and was the diversity director for the Phoenix suburb of Scottsdale at the time.

Logan was hospitalized for three days after the bombing and needed four surgeries on his hand and arm. The bombing also injured a secretary.

The trial, which began Jan. 10, has been filled with drama as a female government informant dubbed by defense attorneys as a "trailer park Mata Hari" ? a reference to the Dutch exotic dancer convicted of working as a spy for Germany during World War I ? took the stand for several days, and Logan himself described the bombing in detail for the jury.

Jurors also have heard recordings of the Mahons using racial epithets for black and Hispanic people and saying violence is the only answer for white men.

The brothers have pleaded not guilty to one count each of conspiracy to damage buildings and property by means of explosive, malicious damage of building by means of explosive, and distribution of information related to explosives.

Since the Mahons were arrested in June 2009 at their home in Davis Junction, Illinois, their attorneys have unsuccessfully tried to get some or all of the charges against them dropped for various reasons, including allegations that the informant and federal investigators engaged in "outrageous conduct" that amounted to entrapment and coercion.

Defense attorneys also have argued that a more likely suspect in the bombing would be someone who worked in the city of Scottsdale and knew about its intraoffice mail, since the package was found in the city library and routed to Logan ? not sent in the mail.

Prosecutors argued during the trial that the brothers belonged to a group called the White Aryan Resistance, an organization that encourages members to act as "lone wolves" and commit violence against non-whites and the government to get their message across.

They played for jurors hundreds of hours of video and audio surveillance of the brothers interacting with the government informant, identified in court records as Rebecca Williams.

Williams gave hours of testimony in the case, telling jurors that the brothers fell so hard for her, Dennis Mahon said he wanted to marry her and father her children.

Dennis Mahon's attorney told jurors that her client exaggerated to Williams to impress her and get her into bed, while Daniel Mahon's attorney painted her client as a hard-working man who had no time or desire to plot a bombing.

When sellers evaluate purchase offers for their commercial real estate, one thing they consider carefully is the buyer?s financing. An offer from a financially strong buyer might get preference over a higher offer from a marginal buyer. A great sale price is meaningless if the buyer can?t close. And the value of any offer diminishes as time ticks buy while the buyer gets the loan underwritten.

A conventional loan from a bank or other institutional lender will take 90 days or more to underwrite and close. Sellers of commercial real estate like apartment buildings, offices and retail outlets know this and they don?t? like it. Once they decide to sell, and accept an offer they resent every mortgage, utility and maintenance payment they have to make and they constantly worry that something will go wrong and derail the deal. Sellers want to close quickly. Anything you can do to speed up the process will strengthen your position at the negotiations table.

Private Lenders can Close Fast ? This Gives Borrowers Leverage

One strategy that savvy real estate investors use when bargaining with sellers over price and terms is offering a 3 week close in exchange for some concessions. Sophisticated real estate pros know that the competition is probably offering a 45 day due diligence period plus 60 days to find a loan and close the deal. That?s more than 3 months, and the seller has no real assurance the sale will actually close. If you have a good relationship with a private commercial mortgage lender (or have a good mortgage broker with such a relationship) and you know the kind of deal they can close on in an instant, you have a significant advantage.

You Might get a Lower Price

Most private lenders will only lend up to 65% of the purchase. If you present a scenario where a lower purchase would allow you to make a larger (percentage wise) down-payment, qualifying the deal for a private (sometimes called ?hard money?) loan that can close in weeks instead of months, the seller might just be interested. Especially if the seller needs the cash in-order-to get involved in a new project or building.

You Might get Better Terms

Sellers willing to carry back a 2nd mortgage on a substantial portion of the price could add real equity to a deal and guarantee interest from hard money commercial specialists. If they were confident that the 2nd was only temporary but they could get the deal done quickly, it is very possible they?d be interested.

Don?t try This at Home

Sophisticated real estate strategies are for sophisticated real estate investors only. Don?t go making promises to anxious sellers unless you know the property, the market and your lender extremely well. Misjudge a deal or your lenders ability and desire to close it and you will lose your earnest money and your credibility. Know what you are looking at and know what a lender will lend and give yourself an out in the purchase and sales contract.

Here?s What Private Lenders Need to Close a Deal in 21 Days

Equity. In order to facilitate a expedited close a hard money lender will demand at least 50% protective equity in a land deal (50% LTV), 40% (60% LTV) in a vacant building and 35% (65% LTV) in a building that has cash flow sufficient to cover it?s own mortgage payment. Don?t ask them to be flexible with these standards and expect them to move at light speed also, it won?t happen.

Cash. Private lenders won?t deal with any borrower that can?t or won?t bring at least 10% hard cash to a deal. If you want to get them interested in closing in 2 or 3 weeks, I?d recommend bringing more than that. Even if the seller is willing to carry back a massive 2nd the lender will be cold to the deal unless the borrower has real skin-in-the-game.

Documentation. Be sure the seller can, and will, provide all the necessary documentation on the building. To achieve a fast close you will need to work with property owners who have kept meticulous records and can produce them, in digital format, instantly. Hours matter when trying to pull off a quick close; you will not have time to allow the seller to gather or create the paperwork. You will need the seller to provide digital photos of the property, inside and out, profit / loss statements going back 2-3 years, a certified rent roll with copies of rental agreements or leases attached maintenance records and copies of relevant bank statements. You will need to have, on hand, a resume that includes a summary of completed deals, a personal financial statement with the documentation to back it up, and a detailed ?source and use of funds? statement that proves you have the down-payment readily available and details what you intend to use the loan proceeds for.

Clear title. There is no time to be clearing up title disputes. If a title search reveals problems the close will be delayed.

Environmentally friendly. Environmental liability is unlimited; lenders can not take chances and cut corners on potentially contaminated sites. Don?t try to push through a quickie loan on a gas station, dry cleaner, chemical plant, brown field or a nuclear waste dump. There is too much at stake for a hard money lender, if there is a hint of environmental problems they will require full due-diligence.

Access. If a deal is-to-be closed in just a few days there may not be time for a certified appraisal. The lender will want to thoroughly inspect the site more than once. Make sure they have access to the building when they need it. They may need to bring engineers, brokers or other commercial real estate professionals, scheduling these inspections is usually a one-shot deal. Facilitate the lender on their time table, or the deal could be blown.

Income. Nothing helps a deal fly through like income. It is exceedingly difficult to close any commercial loan in less than 3 weeks if the collateral property does not ?cash flow?. Ideally, a private lender would like to see positive cash flow 1.2 (or more) what the mortgage payment will be. This cash flow should be backed up by fairly long term, documentable leases.

Super-Fast Closes are the Exception

Many privately funded commercial mortgage loans can and do close at light speed, and, any hard money loan is fast compared to conventional financing. But, from the lenders perspective, short-fuse deals are risky. If you?re going to use the promise of a 21 day close as a bargaining chip, know your lender and choose your deal wisely. Look for cooperative, well organized sellers offering income producing buildings at exceptional prices. Bring plenty of cash to the table and make yourself and the building available on a moments notice.

First and Only Personalized Treatment for Deadliest Form of Skin ...

~ Health Canada approves Zelboraf, a targeted medicine designed to inhibit cancer growth in patients known to have a common type of metastatic melanoma ~

MISSISSAUGA, ON, Feb. 16, 2012 /CNW/ ? Roche announced today that Zelboraf (vemurafenib) was approved in Canada as monotherapy for the treatment of BRAF V600 mutation-positive unresectable or metastatic melanoma. A validated test is required to identify BRAF V600 mutation status.1

Melanoma is the deadliest and most aggressive form of skin cancer, killing 80 to 85 per cent of stage IV patients within five years.2 Approximately half of all patients with melanoma carry a genetic mutation in the BRAF gene.3 Zelboraf is the first and only medicine shown to improve survival in people with BRAF V600 mutation-positive metastatic melanoma. It works by targeting and inhibiting the mutated BRAF protein found in about half of all cases of melanoma.3

?The medical community has been waiting for a treatment that will extend patients' lives while vastly improving quality of life,? says Dr. Joel Claveau , Dermatologist, Dermatologist and Pigmented Lesions Clinic, Hospital Hotel-Dieu de Quebec . ?Zelboraf is part of an innovative concept called personalized medicine. With a quick genetic test, I can now have the confidence that I'm prescribing the right treatment to patients who will benefit from it.?

In the pivotal BRIM3 study in treatment-na?ve patients, Zelboraf was shown to reduce the risk of death by 56 per cent for people who received Zelboraf compared to those who received dacarbazine.3? The study also found that participants on Zelboraf had a 74 per cent reduced risk of dying or having their disease progress compared to those who received dacarbazine.3 In another study in patients who failed at least one prior systemic therapy (BRIM2), Zelboraf shrank tumours in 52 per cent of trial participants.3

Mark Wallis , a 49-year-old father of three, is one of the 50 per cent of melanoma patients who has the BRAF mutation. Wallis received Zelboraf as part of the BRIM3 trial.

?The cancer had spread to my liver, my bones, both lungs and numerous lymph nodes so I was in an incredible amount of pain. ?I was increasingly worried about my life and how it was going to affect my family,? says Wallis, a commercial airline pilot from Milton, Ontario. ?Within days of taking Zelboraf, the extreme pain I experienced literally vanished. Within weeks, my tumours had shrunk in size. I felt like I had been given my life back.?

Annette Cyr , chair of the Melanoma Network of Canada , lives with melanoma and is all too familiar with the unique challenges patients have faced until now.

?For Canadians living with metastatic melanoma, the approval of Zelboraf brings new hope,? says Cyr. ?Zelboraf offers BRAF-positive patients a chance to live; to raise their children, to spend time with loved ones and to continue to contribute to society.?

Health Canada also recently approved the cobas? 4800 BRAF V600 Mutation Test,4 a diagnostic test developed by Roche to identify patients eligible for treatment with Zelboraf, enabling oncologists to prospectively identify patients who may benefit from the treatment.

About Melanoma

Melanoma is one of the fastest-growing cancers worldwide, and can affect anyone regardless of sex, age or race.6 It is one of the most frequently-diagnosed cancers in Canada , affecting 5,500 people in 2011 and causing 950 deaths.5

The incidence of melanoma has been increasing for the past 30 years,7 more rapidly among men than any other cancer, and more rapidly among women than any other cancer except lung cancer.8

About BRIM3 and BRIM2

BRIM3 is a global, randomized, open-label, controlled, multicentre, Phase III study that compared Zelboraf to dacarbazine chemotherapy, a standard of care, in 675 patients with previously untreated BRAF V600E mutation-positive, unresectable (inoperable) or metastatic melanoma. The endpoints of BRIM3 were overall survival (OS) and investigator-assessed progression-free survival (PFS). Other endpoints included confirmed investigator-assessed best overall response rate. BRIM2 is a global, single-arm, multicentre, open-label Phase II study that enrolled 132 patients with previously treated BRAF V600E mutation-positive, unresectable or metastatic melanoma. The primary endpoint of BRIM2 was confirmed best overall response rate as assessed by independent review. In BRIM3, a higher percentage of patients treated with Zelboraf (42%) than dacarbazine (18%) experienced serious adverse events (SAEs) and the most common treatment-related SAEs in the patients treated with Zelboraf were cutaneous squamous cell carcinoma (cuSCC).

About BRAF V600 Mutation Testing

The cobas? 4800 BRAF V600 Mutation Test is a real-time polymerase chain reaction assay diagnostic test developed by Roche enabling physicians to identify whether a person with metastatic melanoma is eligible for treatment with Zelboraf. This Health Canada-approved test was clinically validated in the BRIM2 and BRIM3 studies to identify tumors that carry the BRAF V600E mutation. The test is robust, rapid and accurate providing a higher sensitivity in detecting the V600E mutation than Sanger sequencing.9

About Zelboraf

Zelboraf is an oral, small molecule, kinase inhibitor indicated as a monotherapy for the treatment of BRAF V600 mutation-positive unresectable or metastatic melanoma. Zelboraf should not be used in patients with wild-type BRAF melanoma or in patients where the BRAF mutational status is not known.

(AP) ? Consumer prices rose in January for only the second time in four months. The price of food, gas, rent and clothing all increased.

The Labor Department said Friday that the consumer price index increased 0.2 percent last month, after a flat reading in December. Both November and October were revised slightly higher to show an increase of 0.1 percent and no change, respectively.

Excluding volatile food and energy, so-called "core" prices ticked up 0.2 percent. Medical care and tobacco prices also increased. Car prices were unchanged, and airfares fell.

Core inflation over the past 12 months moved up to 2.3 percent ? its highest point in more than three years. While many economists say inflation is likely peaking, the rise in core prices could limit the Federal Reserve's ability to take steps to boost the economy.

The Fed last month said it plans to hold its benchmark interest rate at a record low near zero until late 2014. If inflation were to rise rapidly, the Fed would come under pressure to increase rates.

A small amount of inflation can be good for the economy. It encourages businesses and consumers to spend and invest money sooner rather than later, before inflation erodes its value.

And modest inflation, combined with recent increases in income, gives consumers more buying power and should add to economic growth. A sharp jump in gas and food prices early last year left Americans with less money to spend on other items, dragging on the economy.

Retailers are still reluctant to charge more, even as the economy grows at a moderate pace. Many relied on heavy discounting to boost holiday sales last year.

Oil and gas prices have increased again after dropping late last year, though that has been offset somewhat by falling natural gas costs. The average price for a gallon of gas rose to $3.52 on Thursday, up 14 cents from the previous month.

Falling energy and food costs kept wholesale prices in check last month, the Labor Department said Thursday. The producer price index rose 0.1 percent in January, after dropping the same amount the previous month. Wholesale gas costs rose, but that was more than offset by steep drops in natural gas, home heating oil and electricity prices.

Core wholesale prices jumped 0.4 percent because of higher pharmaceutical, pickup truck and tobacco costs. Those rises were likely temporary, many economists said.

The Fed is forecasting that consumer price inflation will remain in check this year. It expects that the inflation gauge it follows will increase by about 1.6 percent in 2012. That's below the Fed's target for inflation of 2 percent.

Fed Chairman Ben Bernanke announced that target, the first ever for the central bank, last month.

Make the most of what you buy


Buy a bigger packet of mince, if it is cheaper, and either make a huge batch of simmered mince to use many ways or package the raw mince into small packs and make several dinners out of it such as, meatballs, burger patties, Bolognese sauce, stir fries and many others. Bulk out meatballs and burger patties using breadcrumbs or cooked rice.

Instead of buying chicken breasts for one meal, buy a whole chicken and spread it over several meals. Serve roast chicken with vegetables for the first dinner, then use leftover cooked chicken to make a chicken stir fry, wraps, creamy chicken pasta or chicken and leek pie with either mash or pastry topping. You can also use some leftover cooked chicken with stock (homemade or from stock cubes) to make a delicious soup. Bring the stock to the boil and add finely chopped chilli, ginger, garlic, a dash of soy sauce and either a can of sweetcorn or some frozen mixed vegetables. Then add leftover chicken, heat through before serving in bowls topped with some chopped fresh coriander.

Make sure food is stored correctly and that you keep an eye on what needs using up first, this should cut down on wastage. If you are freezing leftovers, or cooking in bulk to use later, make you package meals properly and that they are clearly dated and labelled, you want to avoid unidentified frozen object issues.

You can also use lentils or beans to bulk out meat dishes and casseroles. Chickpeas can be used to make falafels or hummus, and are great in salads too. Baked beans are a cheap and filling meal on their own or on toast, as a filling for toasted sandwiches or a topping for baked potatoes.

Dried Pasta


Great for quick dinners and lunches, you can add a tin of tomatoes, tin of fish and some fresh herbs to cooked pasta for a super quick dinner. Who doesn?t like Spaghetti Bolognese (meat or vegetable) or Macaroni Cheese? Pasta salads are a great lunchbox filler or weekend lunch and you can flavour them whichever way you like.

Tinned fish


You can use tinned fish as a sandwich filler, in salads, to make fish cakes or fast pasta dishes when you need a quick and low faff dinner, or for fish pie if you need a cheap and filling dinner.

Tinned Tomatoes


There are so many dishes that can be whipped up using tinned tomatoes. You can make soups, pasta sauce, add to stews for extra flavour, mix with herbs and heat to use as a topping for baked potatoes or homemade pizza, the list is almost endless.

Porridge Oats


You can use oats for much more than just porridge and flapjacks. Oats can be added to Bolognese to bulk it out as the oats take on the flavour of the Bolognese and soften so you can?t tell they are in there. Oats can of course be used for fruit crumble toppings or soaked in milk and used to bulk out a meatloaf or meatballs.

Flour and Yeast


If you don?t bake regularly then only buy a small amount of flour as it can go off. I always have cornflour available to bake shortbread and also use as a thickening agent for casseroles. Plain flour can be used to bake cakes, biscuits, scones bread, and make homemade gnocchi. If you have plain flour but need self raising flour, just add 2 tsp of baking powder per cup of plain flour.

Herbs and spices


I always have salt, black pepper, mixed herbs, curry powder, cumin, coriander, chilli flakes/powder, paprika, turmeric, oregano, rosemary, thyme, cinnamon, ginger, and mixed spice.

In the freezer:

Frozen Mixed Vegetables


These are cheap and so useful to have on hand as a side dish or an easy way to add vegetables to casseroles, pasta bakes, omelettes, frittatas, add to cheese sauce to make vegetable parcels (using puff pastry) or liven up macaroni cheese.

Frozen Berries


I freeze berries that I forage in the summer to use in the winter and you can also buy frozen berries fairly cheaply on offer in the supermarket. I use frozen berries to make smoothies, instant ice-cream (add frozen berries to a little yoghurt and whizz up for an instant dessert), fruit compote to have with crepes, pancakes or to fill puff pastry squares and make turnovers. Add frozen berries when you are cooking porridge to liven it up and add an extra vitamin boost.

Puff Pastry


This is super versatile for both sweet and savoury dishes. You can use puff pastry to top a casserole to transform it into a pie, make leftover casserole into pasties, make vegetable parcels, fruit turnovers, savoury pinwheels for lunchbox snacks, and even a cheats pizza base.

In the fridge:

Eggs


You can use eggs in so many ways besides boiled, poached or fried. Frittatas and omelettes are a brilliant for quick meals and can also make the most of leftovers. Eggs are also used in baking, to make pasta, and of course in homemade custard.

Cheese


Cheese is of course useful as a topping for pasta bakes, pies, tarts and quiches, added to savoury baking and of course is a vital ingredient in Macaroni Cheese. It?s also great as a lunchbox sandwich filling with relish or chutney, in toasted sandwiches or as a topping for baked potatoes.

Milk


Of course milk is useful to drink, make porridge and have with cereal, but it?s also useful when making mash, in baking and to make custard.

Seasonal Fruit and Vegetables


If you eat produce that is in season produce it should be cheapest, freshest and tastiest. Combine fresh vegetables with the staples listed above to make soup, curries, frittata, pizza, pasta bakes, quiches, tarts, stews, etc. Use vegetables to make meals go further and increase the ratio of vegetables to meat.

Fresh fruit is the perfect snack and lunchbox staple. You can also use fruit to make smoothies, compote, crumbles, turnovers, and sorbet.
