Why are model homes so desirable? Because they are blank palettes ? despite the fact that they are beautifully decorated, they are also styled in such a way that potential buyers can really picture themselves living in that home. Using home staging to sell your home works much in the same way.

?Think de-clutter, room function, traffic flow, upgrades, and repairs to best showcase the property,? said Manitoba-based home stager Angie Kendel of Maximum Impact Plus Home Staging and Interior Decorating. ?And finish it off with the ?cherry? ? the right artwork and combination of furniture and accessories to really ensure the buyer is wowed from start to finish.?

Here are a few ways to use home staging to sell your home and reap the (financial) rewards.

Eliminate clutter: Nothing?s worse for a buyer than walking into a messy space ? it can be an immediate turn-off. ?Closets and pantries must be organized and neat, so purge, purge and then purge again,? said Patricia Kelly-Ruiz, a certified home stager for Regroup Property Stylists. ?Crammed closets can give the buyer the impression that there isn?t enough storage space.?

Make the space appealing to all: Choose subtle, commonly beautiful colors, nothing too dramatic and overpowering. Remove items like photographs so as to de-personalize the space for the buyer. ?Try to use a mixture of lighting types: ambient, task, general, and of course natural light ? lighting is an economical way to make a regular room seem spectacular,? said Kelly-Ruiz.

Sell quickly: A home or condo that is staged usually sells more quickly ? that?s because buyers can imagine living in a staged home more easily than one that is not. ?Home staging not only sells homes faster but they also sell for a higher selling price,? said Kendel.

Potentially huge ROI: The goal of home staging is to get back more than you invest, and as Kendel pointed out, the ROI can be substantial. ?I had one client last February who spent less than $2,000 [on staging] ? I told them how to use their own furniture and decor items to best showcase their home. They sold in a bidding war.
